I noticed a Reuters report today showing that real borrowing costs are at decade highs. U.S. 30-year real yields sit near an 18-year peak around 3%. British and German 10-year real yields have also hit multi-decade levels.

This shift happens as AI firms and governments sell more bonds at once. I think this overlap in capital markets needs close attention from institutional investors.

Analysts say rising yields come partly from this double surge in borrowing. Buyers want higher returns to handle the extra supply from two sources:

  • AI infrastructure projects
  • Expanded government spending programs

Hyperscaler issuance alone hit about $195 billion in the first half of 2026. That is roughly 80% above the full 2025 total and is already changing fixed income strategies.

Reuters sees this as a risk for stock values and global growth rather than a sure downturn. Higher real costs could make it harder to fund the buildouts driving recent market excitement.

The big question is how markets will view this moment. Is this a lasting change in the cost of capital or just a temporary supply issue before things stabilize?
